at Certified Professional Program - Addition / Alteration - Interior and exterior alterations with a change of use of the 3rd floor from A2, vocational school, to D (office) in this existing 5 storey mixed use building. The upgrade requirements are F2/S2/N3/A3/E4. The project scope includes a new roof surface and rehabilitated skylights. new RTUs and controls, new electrical distribution, new accessible W/Rs on 3rd floor and ground floor restaurant space, new elevator, interior seismic pinning of masonry facade walls and bracing of the front parapet and cornices. AL-2022-00028 and AL-2022-00081 are related to this project. To be reviewed under the 2019 VBBL. The building at 342 Water Street is protected heritage property. Alteration to the exterior of the heritage building requires a Heritage Alteration Permit issued with the approval of the Director of Planning. We support the attached stamped application and ask that you process it with the following wording included in the Development Permit: “1) seismic upgrading (under Major Renovation) to stabilize unreinforced exterior masonry on both Water Street and West Cordova Street façades; 2) installation of exterior lighting; and, 3) rehabilitation of existing ducts to accommodate new roof top mechanical units. The alterations described under items no. 1 to 3 above, authorized by the combined Development and Building Permit Number DB-2022-01155, including conditions and plans forming part thereof, are approved under the Heritage By-law and this Development Permit also constitutes a Heritage Alteration Permit.” Furthermore, Heritage staff have the following Conditions of Approval: 1. All conservation work should be done in accordance with approved conservation documents prepared by the Heritage Consultant, Barry McGinn, which is made part of this permit application.
